Lightbulb VLSM on a Class A private address for a project

Im currently in school and trying to do a project i have gotten as far a creating my private class A address 10.0.0.0 for an office with a subnet mask of 255.252.0.0 in order to allow 56 subnets and to have at least 800 hosts. But now I have to use VLSM on my last address which is 10.252.0.0/14 to optimize the addressing scheme and have to choose a subnet mask to generate enough subnets to accommodate the 24 smaller subnets and enough space for there hosts which is 12 hosts. I was going to use the subnet mask of 255.248.0.0, but im having some difficulties and when I get my charts made up they just dont look right to me. Can anyone help, this is only a project. It would be appreciated very much
